Thermal Imaging
CMEL is equipped to provide Thermal Imaging scans to our clients. This service is typically an add-on to a facility condition assessment, but can be conducted independently as well. The purpose of the infrared roof inspection is to locate areas of subsurface moisture content in your building€™s flat roofing system. During the day, the sun heats the roofs surface and insulation, while at night the roof cools down. Areas of wet roofing will retain the heat longer than surrounding dry areas, and will be present in the infrared scan. Essentially the infrared camera detects heat, and the wet roofing will be hotter than dry roofing during the cooling cycle. Following scanning, physical verification will be completed in the form of core samples and electronic moisture sensitive probes.

Financial Due Diligence
We provide Property Condition Assessments aimed at supporting acquisition and financing. These general property condition assessments typically include a written report, anticipated capital requirements, and a photo-log of the property. Most often they follow a recognized ASTM standard and are aimed at describing the capital risk associated with the property over a specific term. With many property transaction involving purchase and sale or refinancing these reports are typically time sensitive and are usually required on or before the transaction date; so please contact us early in your purchase and sale negotiations to allow adequate time to complete your report to support your transaction.

Energy Auditing
Typically known as energy assessing or energy auditing, Capital Management can provide energy modelling and evaluation of potential energy conservation measures. We align our recommendations with our client€™s business objectives, generally identifying initiatives that have positive payback, low business risk, and meet with internal rate of return rates our clients expect. When these services are combined with Capital Planning, the impact of incorporating energy efficiencies into traditional recapitalization often has an exponential impact. Independent Project Monitoring
Capital Management Engineering Limited offers independent project monitoring for new construction and major renovations. Typically aimed at supporting financing and loan draws, CMEL provides comment on construction budgets and follows up with site assessments to determine the value of the work in place, and the estimated cost to complete in support of each loan draw. Generally the objective is to proportion the funds such that the project is successfully completed without requiring additional funds or strand the project as fully funded but incomplete. CMEL also has experience in assembling many of the risk management documents such as statutory declarations, insurance and safety certification that often accompany draw requests. A final assessment to acknowledge substantial performance often signifies the completion of the monitoring project. We are happy to work with Financial Institutions, Owners and Project Managers to develop a quick and coordinated effort to support project financing.
