Financial Due Diligence

We provide Property Condition Assessments aimed at supporting mortgage acquisition and financing. These general property condition assessments typically include a written report, anticipated capital cash flow requirements equal to the term of the loan, and various pictures of the property. We tailor our reports for each client and mortgage underwriter as many financial institutions have specific formats and requirements for their due diligence reports. These reports are typically time sensitive and are usually required on or before closing; so please contact us early in your purchase and sale negotiations to allow adequate time to complete your report prior to your closing date.

More in depth assessments can include discipline specific evaluations for any single or combination of disciplines. The objective of a detailed assessment is to provide the potential purchaser or current owner with an in-depth assessment with respect to the building condition and expected useful life of the various building components. Detailed assessments are often targeted at providing specific answers to known building problems, quantifying them and in turn providing information for effective property management.

Capital Management Engineering Limited (CMEL) offers a variety of energy evaluation services. More widely termed as energy assessing or energy auditing, Capital Management provides general energy modeling and evaluation of potential energy conservation measures with the objective of identifying measures that have a positive pay back and also identify those which may be lost leaders that result in limited to no payback and increased business risk. These services often go hand in hand with capital planning and when the services are combined, the impact of incorporating energy efficiencies into traditional recapitalization can often have an exponential impact on savings. The result of evaluating the total cost of ownership rather than either the operating, maintenance and capital costs independently gives our client an informed business advantage

The energy assessments can be completed either on whole portfolios, individual buildings or a specific proposed project involving new implementation, renovations or simple component replacement. Capital Management Engineering Limited offers independent project monitoring for new construction and major renovations typically aimed at supporting financing and loan draws. CMEL provides comment on construction budgets and follows up with site assessments to determine the value of the work in place, and the estimated cost to complete in support of each loan draw. Generally, the objective is to proportion the funds such that the project is successfully completed without requiring additional funds or strand the project as fully funded but incomplete. CMEL also has experience in assembling many of the risk management documents such as statutory declarations, insurance and safety certification that often accompany draw requests. A final assessment to acknowledge substantial performance often signifies the completion of the monitoring project. We are happy to work with Financial Institutions, Owners and Project Managers to develop a quick and coordinated effort to support project financing from the beginning of the project until close out.
